Application Process

Welcome to South Pointe Commons L.L.C Rental Procedure

In order to satisfy the demand for quality, affordable rental housing, and to maintain high standards of appearance, maintenance, and security, we have adopted the following procedures for processing your application and lease at South Pointe Commons L.L.C.

  1. You must fill out and submit the Rental Application and Information Release form to our South Pointe Commons L.L.C. Rental Office. Every adult (other than a spouse) who will be residing at the unit, must fill out an application. At the time you submit the application there is a $35 non-refundable application fee.

  2. South Pointe Commons L.L.C. Rental Staff will process your application generally within 72 hours. The verification process includes, but is not limited to, a landlord or mortgage verification, employment verification, credit check, and a police background check. In the event you are declined, you will be notified as to what our decision was based on. You must provide two forms of identification, with a photo on at least one of those forms of I.D. for copy to attach to your police background check.

  3. As your application is approved, our South Pointe Commons L.L.C. staff will notify you and invite you to make an appointment to select a townhouse, or duplex from the available inventory. We will jointly set a tentative move in date, based upon your preference and the availability. If you choose to withdraw your application, your security deposit will be forfeited.

  4. A full security deposit will hold your unit for up to 30 days. This deposit is non-refundable. Upon signing your lease, this deposit becomes your security deposit. Pet fees are $100 per pet, and are non-refundable. (2 pets max). You must provide the leasing office with a picture of any dog or cat you have residing in your unit, and also sign a separate Pet Addendum to the lease. Please note that we have certain breed, height, and weight restrictions.

  5. The first month's rent, plus charges for water (on some townhomes), trash pick up, and pet fees will be due when you sign your lease. If you move in other than the first day of the month, your rent, water charges, and trash pick up charges will be pro rated from the day that you take possession of that current month.

  6. You will need to transfer utilities to your name at the utility company through the Village of Rantoul, located at 333 S. Tanner Street. (217) 893-1661. The Village of Rantoul may require a deposit in the amount of $105 for the gas water and electric. You will need to bring a copy of your receipt from the utility company to the Rental Office before you can take possession.

  7. South Pointe Commons L.L.C. prefers that you obtain a renters insurance policy to cover possible damage of, or loss to your possessions and losses which may result from your negligence. Local agents can provide an insurance "binder" on a same day basis. Be sure that you have the agent name South Pointe Commons L.L.C. as an additional insured party on your policy.
